OUR STORY

In 2004 we started working at a major subprime lender. We were very successful and were apart of originating over a thousand loans and hundreds of millions of dollars in volume. One thing this experience taught us was the psyche of the subprime borrower and since we were working with subprime Borrowers it also shed light on various risks in lending money. Since we are so well-versed in this sector of lending we are often times able to predict the likelihood of a payment default much better than our peers who have not had this experience. Another way of looking at the same stituation, we spent 3 years making loans to high risk borrowers and went through more than a thousand files and have seen the commonalities that make someone high risk. We use that knowledge to mitigate risk. We made several loans to subprime borrowers with our own money and used this experience to predict who was a good candidate to repay the loans and who wasn't. We held a large portfolio going into the downturn and came out relatively unscathed (five foreclosures with a total loss of $20, 000 across those five properties, and we were in the black for the year... Nothing compared to a lot of other Investors) It was during the last downturn that investors discovered the importance of being in first lien position. We held no second liens at the time of the downturn. With real estate prices back near all time highs, remember that everything tends to repeat itself!

from 2010 to 2013 all we did was buy properties at the auction fix them up and resell them. This is also helpful knowledge to all of our investor since in the unlikelihood we do have to take back a property due to foreclosure we know what to do.

since 2013 we have been focused exclusively on private money loans and have made hundreds of loans to property flippers, multifamily investors, single-family rental investors, and Commercial investors.

We primarily have used our own money to invest in trust Deeds up until 2017. And we now have more deals and cash and we like partnering with people on deals. That means we are putting our own money where our mouth is and sharing a trust deed with you.
