We never touch your money. The monies used to fund the loan are wired directly to escrow. Monthly payments go into a third party, licensed loan servicing company and from there, direct deposited into your account when clear. When a loan is paid off, the loan servicer also sends the monies directly to you.
If a payment is missed, we don’t wait around trying to figure out what to do… we already know what to do. Unless there is a really good reason for the late payment, we start foreclosure within 30 days. California is a non-judicial foreclosure state. That means no court involvement. Additionally, our loans are made with a default interest clause. If the borrower misses a payment, we can raise the interest rate and charge a late fee. This gives extra incentive to stay within the terms of the loan.
Our principal, Craig Cox, regularly goes to CMA (California Mortgage Association) conferences and stays up to date on the never ending changes to rules, laws, and market trends. Trust deeds as an investment. Some trust deeds are on beautiful properties, some with well qualified borrowers, some on apartment buildings; there are a variety and multitude of combinations that make up our ongoing portfolio. Many investors have asked why borrowers will pay 8% for a loan in the current climate of low interest rates? The reasons vary, but generally we fund excellent opportunities that have to close fast and borrowers want to take advantage of a great deal. These are fixed rate investments over the life of the investment – they are not variable. They require no ongoing analysis, no moving funds every month and no watching the market. However, we do have experience and proprietary methods we employ to reduce risk at origination and when the Maturity Date arrives.
We primarily have used our own money to invest in trust Deeds up until 2017. And we now have more deals and cash and we like partnering with people on deals. That means we are putting our own money where our mouth is and sharing a trust deed with you. If you like the idea of the broker putting up his own cash in the same deal with you and investing alongside of you, then you are at the right place.
