OUR ETHICS

Having proper expectations is the foundation of any relationship, so let's review what you can expect from us:

We never originate a loan we wouldn't mind putting our own money in - We will offer to hold an interest in any loan at origination, because we believe in every deal. If your current broker doesn't do this, ask yourself why. This reminds me of the golden rule.

We don't service our own loans. Having a professional third party servicer prevents commingling and frees our time up to originate more loans.

We don't use appraisers. We only use BPOs (Broker Priced Opinions) that are made by our principal, Craig Cox. Why? As mentioned in the "Our Story" tab, we worked in subprime during the last boom and know how easy it is for appraisers to inflate values. We want none of that. We use tight radius searches using access to the MLS and go back much further in time to see what makes sense for a value. Real estate has gone up in value since 2011. Knowing that, is it better to look at the past 6 months for comparable sales? Sure, that tells you the value today. Is it better to know the value today or the big picture of value that includes some "what ifs"? This knowledge combined with RULE #1 above (We will offer to hold an interest in all loans at origination), is a powerful combination to know you are getting a quality deal.

We go to every property. Before funding, we drive to ALL properties and take photos. We will email you those photos before funding.

We are the fastest. One reason Borrower's love us is we are very fast. This is just how we operate and it shows through on the investing side as well. If we say we will do something, we will do it exactly how we say we will do it, exactly when we say we will do it. That's just good customer service.
